RENTAL POLICY AND AGREEMENT

This agreement constitutes a contract between the guest(s) and Riverstone Marina and Cottage Rentals.

Check in time is 3:00 pm and Check out time is 11:00 am. Instructions for access to the cottages will accompany the directions to the cottage. Riverstone Marina will use all reasonable efforts to have the cottage ready for guest occupancy at check in time but we cannot guarantee the exact time of occupancy.

Early check- in time and late check -out may be available. Please call the marina for additional charges.

RESERVATION REQUIREMENTS-50% OF THE RENTAL FEE IN ADVANCE OF THE ARRIVAL DATE AND A SIGNED RESERVATION AGREEMENT IS REQUIRED TO SECURE A BOOKING.

We will secure the reservation with a credit card. You must have a credit card for us to hold your reservation .If securing with a check, it must be received within 5 days after booking or the reservation will be cancelled.

CANCELLATIONS  If cancellation is made 30 or more days before date reserved, your reservation deposit will be refunded in its entirety .NO REFUND IF CANCELLATION IS LESS THAN 30 DAYS BEFORE THE RESERVED DATE.

CONFIRMATION-Confirmation of the reservation will be mailed or emailed to guest upon receipt of the reservation advanced payment and a signed reservation agreement form.

ADDITIONAL GUESTS-Rates are based on per night occupancy .If over 2 persons stay overnight a cleaning fee of $30.00 applies. Occupancy is limited to REGISTERED GUESTS ONLY. Occupancy by more than the number of people stated in the rental agreement will result in the forfeiture of all rental fees, security deposit and additional charges to the credit card provided. Failure to obtain permission for additional guests may result in a $25.00 per person per night charge. Absolutely no overnight visitors are allowed without prior arrangement made in advance to Riverstone Marina.

THERE SHALL BE NO MORE THAN 6 PERSONS ALLOWED IN EACH COTTAGE FOR OVERNIGHT STAYS.

KEYS –All keys must be returned to the designated location upon departure. As a guest, you are responsible for lost keys. $10.00 will be charged to your credit card in the event the keys are lost.

SATELLITE TELEVISION- Each cabin is equipped with Direct TV. Riverstone Cottage Rentals  does not guarantee any programs or events.

TELEPHONES-There are no telephones in the cottages .We have a cell phone tower less than a mile away.

FIREPLACES-Each cottage has a gas fireplace with instructions of how to light them located in each cottage in an information book. Fireplaces are not operational during the summer months.

BARBEQUE GRILLS-All cottages have a charcoal grill outside. Please clean up all grease spills and charcoal .Leaving the grill covered with food and grease will result in an extra cleaning charge of $10.00.

SMOKING- ABSOLUTELY NO SMOKING INSIDE THE COTTAGES. Failure to observe this rule will result a charge to your credit card of $50.00.If the interior smells like cigarette smoke, we will assume you smoked inside of the cabin and  charges  will result. If you choose to smoke, then please do so outside. A pot on the porch filled with sand is for cigarette butts only. Please do NOT throw them on the grounds.

ALCOHOLIC BEVERAGE- According to Tennessee Law, no drinking of alcoholic beverages by persons under the age of 21 is allowed.

PETS-NO PETS ALLOWED. If we find any evidence of a pet being in the cottages after you leave, a $50.00 cleaning fee will be charged to your credit card.

ATV’s –Because the cottages are inside of a subdivision, we cannot allow any 4 wheelers or motorcycles.

CABIN FURNISHINGS & EQUIPMENT-Please do not move furniture in cottages. If you move the outdoor chairs from the upstairs deck, please make sure to put them back.

LINENS-All cottages are supplied with bed linens, towels, blankets and pillows .All linens are freshly laundered prior to your arrival. We do not supply personal items. Should you need any personal items, we have them for sale at the marina.

REPAIRS OR SERVICE CALLS- Riverstone Marina cannot guarantee against mechanical failure of heating, air conditioning, Jacuzzis, TV’s, Satellite receivers or any other appliances. Please report any equipment that is not operating properly. We will make every effort to resolve the problem as quickly as possible .Should a repair person make a call to a cabin and find equipment in working order and the problem was due to a guests oversight or neglect, the charge for the service call will be the guests responsibility. Guests should understand that Riverstone Cottage Rentals or its repair people might need access to the cabin for the purpose of making the repair.

REFUNDS-or rate adjustments are not made for any inconvenience due to any highway noise, equipment failure, early departures delayed arrivals or reducing the number of nights reserved with less than a 30 day notice. No refunds for inclement weather.

PARTIES ARE NOT ALLOWED-Guest shall not disturb or offend any neighbors , discharge any firearms of any kind or fireworks. No one under the age of 25 will be permitted to enter into a rental agreement and must be part of the rental party. We reserve the right to refuse service or terminate rentals for drunken, loud or unruly behavior.

NO FIREWORKS ALLOWED.

CHECK OUT PROCEDURES-Please leave clean dishes in the dishwasher. No dirty dishes should be left in the sink or on the countertops. Please bag all garbage and place in outside bins. Please pick up all litter including cigarette butts and place in garbage bags .ALL garbage must be placed inside the large bag in the trash cans .Any loose garbage left inside of can will result in an extra cleaning charge of $10.00.Because of the wildlife please make sure to lock down the lids on the garbage cans. Place the key on the bar, please do not bring back to the marina and lock the doors .Leave the A/C at 78 and the heat on 60 degrees. VERY IMPORTANT-PLEASE DO NOT LEAVE THE GAS LOGS ON IF YOU LEAVE THE COTTAGE AND BE SURE TO CUT THEM OFF WHEN YOU DEPART.

CLEANING FEES-A $30.00 cleaning fee applies for more than 2 overnight guests.

CREDIT CARDS-I, the guest am providing my credit   card number as a guarantee. I agree to pay all rent, accept all terms and conditions of this rental agreement and accept all liability for any damage, beyond normal wear and tear, during the term of my lease with Riverstone Marina and Cottage Rentals. If I fail to do so, I understand that these costs will be charged to my credit card and all credit card sales are final.

BY SIGNING THIS AGREEMENT,I HAVE FULLY READ AND AGREE TO ALL THE ABOVE POLICIES AND TO HOLD HARMLESS FROM ANY RESPONSIBILTY OR LIABILITY,RIVERSTONE MARINA OR ANYONE ASSOCIATED WITH RIVERSTONE ESTATES OR RIVERSTONE MARINA,FOR ANY LOSS,DAMAGE OR PERSONAL INJURY INCURRED BY ANY GUEST ON THE RENTAL CABIN PREMISE.
